Thanks for the story. It sounds like fun, I will have to go. Unfortunately though, I am allergic to oatmeal so will have to stick to the pretzels. :-)

I don't believe for a minute that river development will compete with or take a way from downtown development. They are very different areas and Tulsa should grow both. The only reason I can think of as to why someone would think these two developments would be in competition is if they are thinking of these developments as mainly "touristy/visitor/shopping destinations. What I and many others hope both of these developments will become is mixed use urban villages. These areas should be able to survive to a great extent on the people living in the areas, not totally rely on people from other parts of the town visiting on Fridays and weekends.
The river development may be more entertainment oriented but it should definitely include, living, work, shopping and restaurant venues with the hope that more urban living will develop around it. Downtown and East End development may have some entertainment facets like a baseball stadium but it should mostly rely on being a living/work place with shopping and importantly a grocery store which can also be supported by downtown and other nearby areas.
Neither of these areas should be considered as being like a 71st shopping/restaurant mecca or a Riverwalk entertainment area.
As for Kaiser or whoever putting their money where their mouth is. From what I can tell he gives a lot of money to many things. No matter how rich you are you can only do so much and must make hard choices. Do I give more to help the sick or poor? How much do I give for parks etc. to make the general publics life more enjoyable? This plan seems like a decent combination and balance of generous donation, the public chipping in if it so votes, and business investment.

There are some things I like about the proposal and some I do not.
I like the quality and look of the Hotel, the underground parking, and refurbishing of the Mansion.
I do not like, from what I understand so far, the idea of reconfiguring some of the old rooms in the mansion into larger meeting rooms. I believe the layout and integrity of this historic mansion should be respected as much as possible. It should be able to be toured and seen in the future, as it was originally intended, as a home. People will not want to see meeting rooms. They want to see a historic mansion.
I believe having the hotel there will improve the visibility, interest in and knowlege of, this historic home. But this could be a story of tragedy if people go to see this home and its insides no longer have the appearance of the beautiful old mansion it should be.
