Re: Dog Days  7/11/2008 - 4:44pm
When Coney Beach opened we went because we love a good dog. The menu is a variety of classic interpretations of the weiner. Each time we tried something different. They kept adding new items. First a value menu with great sliders, and authentic coney's slathered in chili with cheese and onions. Now they revived Rex's chicken chunks and added some great onion rings. Me my wife and kids go regularly and top it off with a visit to the Fresh Berry yogurt shop next door. Hat's off to a local guy doing a good job.

Re: Keeping the Drillers Downtown  2/15/2008 - 10:30am
   Mr. Bates:

You hit the nail on the head. When me and my wife moved here in 2000 with our two (then) small children we were intent on living in town. We interviewed school principals and studied real estate for six months plus. Our desire was to enroll the kids in Monte Cassino and try to live close by because we wanted our kids to be able to walk or bike to school in safety. The beginning of the school year forced us to make a decision and we selected a home in South Tulsa because there was much more house to be had for the money plus the Jenks school district had a great reputation. Our kids are teens now. One is in college and the other graduates High School in two years. My wife and I are planning to move in town then, that is providing we can find affordable housing to downsize to and public safety still remains an issue for us, especially as we get older. We do not carry concealed weapons and do not choose to. We do enjoy walking to entertainment and right now Brookside or Cherry St. looks to be the best option, except as Bixby and Jenks evolve the idea of a condo nearby starts to become an alternative. I am only citing my personal example but I am sure there are others like myself that would live in town if the key items were not repetitive issues: A) Public Safety B)Affordable Housing and C) Quality K-12 ed. Swanky loft living is attractive for young singles but if the goal is to get residential to support downtown retail and entertainment one must consider the needs of young families.

Re: TIF 201: Advanced Concepts and Case Studies  11/ 7/2007 - 12:20pm
Did we miss something? The voters spoke and river development with public funds is not the wish of the community at large at this time. Does Urban Tulsa advocate doing an end run around the citizenry?

Development of an entertainment district on the West Bank may be attractive as part of a larger plan but to rush in now is premature.

The Mayor has wisely commisioned an independent Real Estate consulting firm to provide an experienced and unbiased look at strategic uses for available real-estate to compliment the already committed half-billion dollars in infrastructure improvements to downtown Tulsa provided by the Vision 2025 tax plan.

I think we can all agree development on the river has great emotional appeal and goodness knows Jenks has grabbed some momentum in that area. That said, the Jenks development is surrounded by high density, high income residential that supports the Rivewalk Crossing. Even with that, the developer had to bring in new partners to continue with the project. I believe the bankers in the first phase balked at continuing the project because the development was not hitting performance projections. Were we to follow that same path and devote our limited resources to underwriting incentives for a venture to the West Bank at this time would be a roll of the dice.

Does it not make better sense to devote our talent and treasure to completing the plan to revitalize Tulsa's core and make it a desirable destination for conventions and tourism and for all Tulsan's to enjoy?

I do not pretend to be as wise as some but common sense tells me the Mayor is on the right track.
