We are Tulsa, 11/ 7/2007 - 12:20pm "Did we miss something? The voters spoke and river development with public funds is not the wish of the community at large at this time. Does Urban Tulsa advocate doing an end run around the citizenry?
Development of an entertainment district on the West Bank may be attractive as part of a larger plan but to rush in now is premature.
The Mayor has wisely commisioned an independent Real Estate consulting firm to provide an experienced and unbiased look at strategic uses for available real-estate to compliment the already committed half-billion dollars in infrastructure improvements to downtown Tulsa provided by the Vision 2025 tax plan.
I think we can all agree development on the river has great emotional appeal and goodness knows Jenks has grabbed some momentum in that area. That said, the Jenks development is surrounded by high density, high income residential that supports the Rivewalk Crossing. Even with that, the developer had to bring in new partners to continue with the project. I believe the bankers in the first phase balked at continuing the project because the development was not hitting performance projections. Were we to follow that same path and devote our limited resources to underwriting incentives for a venture to the West Bank at this time would be a roll of the dice.
Does it not make better sense to devote our talent and treasure to completing the plan to revitalize Tulsa's core and make it a desirable destination for conventions and tourism and for all Tulsan's to enjoy?
I do not pretend to be as wise as some but common sense tells me the Mayor is on the right track.
